We also offer Matterport video scans and As-builts.

Matterport video scans will provide field measuring of existing indoor and outdoor spaces. The dimensions from the scan can be drafted into CAD plan sets known as As-Builts. The video scan also allows our design team to review existing conditions throughout the design process.

One Consult

Upon initial communication with our team, we will ask a series of questions to ensure we are the best fit for your project. We will offer suggestions and listen to the scope and plan for proper quoting of design fees.

Two Quote

After ensuring we are a great fit for your project and further review of your RFP we will prepare a design fee proposal. We will review plan sets, client ideas/concepts and existing conditions to properly bid time allotted to complete the determined scope. A formal proposal will be emailed to the appointed team members. After client approval a contract will be drafted for review and commencement.

Three Concept and Schematic Design Phase

A client questionnaire will be emailed to all involved parties to ensure we are aligned with unit mix, property attributes, demographics, desired amenities etc. our research and development team will begin to dial into the submarket on a granular level and find the desirability of the community. This R&D will be utilized in our creative brainstorming while proposing the creative design direction. This is where we develop the design identity, color story, inspirational images and mood board.

Four Design Development

Upon approval of the concept and schematic phase, our team will continue to draft the necessary elevations and schedules to capture all the details needed for CD Set compilation. Samples of all materials and finishes will be gathered for presentation and will be identified on plan sets. 3D renderings may be constructed upon client request.

Five Construction Documentation and Administration

A full comprehensive plan set with title sheet, floorplans, elevations, demo plans, lighting/RCP, finish schedules, FFE plans etc. will be provided for proper General Contractor bids to be performed.

Six FF&E Procurement

A proposal with images of proposed FFE, price, tax, shipping and white glove service will be provided for approval and funding. Upon funds being received, FFE procurement will commence and monthly updates will be provided for tracking and management of goods.

Seven Delivery, Style and Installation

After all items have arrived to our warehouse a team member will schedule a delivery date with the client. Items will be delivered, unboxed, staged and styled. A design team member will be present at the project install and will style each space according to plan.
